TENANCY COORDINATOR
On consultation with you Huntha Management can act as a Tenancy Coordinator including undertaking the following tasks:
- Providing guidance to in-coming retailers through all aspects of the tenancy design and fitout process, and acting as their primary contact;
- Assisting in the selection of an appropriate Retail Designer and Shopfitter, if required, as well as providing tenancy fitout advice;
- Liaising with Tenants and Tenants’ Designers to obtain relevant concept and final designs, inclusive of all necessary regulatory and statutory permits, colour boards and samples etc. to the requirements of the landlord and tenancy guidelines;
- Coordinating with the Landlord’s architect to review the design of drawings, colour boards and samples;
- Informing the retailer in writing if drawings documentation is unsatisfactory and detailing areas of concern so the documentation can be amended;
- Issuing formal notices such as design approvals, notice of handover and owner’s consent;
- Monitoring design and construction programs with tenants to ensure timely delivery;
- Ensuring appropriate pre-build documentation has been received by Shopfitters prior to works commencing on site;
- During the fit out process ensuing that the shopfitter follows the Centre Management’s regulations eg. noise and dust control;
- Inspecting fitouts as they are carried out to ensure conformance with the approved design;
- Ensuring relevant permits, sign-off and approvals (health/building/council) etc. are obtained;
- Managing invoices from the landlord’s architect, (if an external consultant) to confirm works are performed, completed and invoiced accordingly before forwarding invoices on for payment;
- Carrying out defects inspections to tenancies on behalf of the owner post completion and confirming any defects are rectified in a timely manner;
- Forwarding complete file, including copies of all documentation, relating to the tenancy to Centre Management;
